Buying a home

How the workflow connects your figures

Carry the purchase price and deposit into the mortgage engine. Calculate standard residential stamp duty on purchase consideration (or a separately confirmed amount). Add fees to upfront cash, and add annual ownership costs to repayments without including the deposit twice.

Standard Irish purchase estimates, not lending approval or a quotation. Confirm chargeable consideration, reliefs and fees with a solicitor; confirm loan approval with the lender. Excludes utilities, mortgage protection unless included in insurance, renovations, tax on rental income, changing interest rates and property appreciation. Mortgage schedules use cent-based repayment accounting.

  1. Purchase and borrowing: Purchase price (€), Deposit (€), Gross household annual income (€), Borrower category, Mortgage annual interest (%), Mortgage term (years).
  2. Stamp duty and upfront fees: Use separately confirmed stamp-duty consideration, Confirmed chargeable consideration, excluding eligible VAT (€), Legal fees including VAT (€), Survey and valuation fees (€), Other transaction and moving costs (€).
  3. Ongoing ownership budget: Annual home insurance (€), Annual maintenance allowance (€), Confirmed annual property tax (€), Annual management fees (€).
