Irish Property & Acquisition Cost Matrix
Property costs arrive in three waves: getting the loan and paying the one-off bills, building or fitting out, and then holding the place year after year. This hub lays out the calculators for each wave so you can price the whole picture instead of the deposit alone. Every figure is an estimate built from numbers you can change.
1. Mortgage Capacity & Interest Factors
Lending. The Central Bank sets limits for normal owner-occupier loans: up to 4 times gross annual income for first-time buyers, 3.5 times for others, with a minimum 10% deposit. Lenders also run their own affordability checks and may allow only limited exceptions, so meeting the multiple is neither approval nor an entitlement.
The rate and loan term determine the monthly repayment. Compare an entered rate with a higher-rate planning scenario in the mortgage calculator; its rate-stress result is not a prediction or a lender's affordability decision.
2. Third-Party Transaction Overheads
Stamp duty. For ordinary residential property it is marginal: 1% on the first €1,000,000, 2% on the next €500,000 and 6% above €1,500,000. The chargeable amount is not always the headline price. Confirm VAT, the chargeable consideration and your property type with your solicitor.
Fees you must price. Ask for itemised written quotes for legal fees, VAT, outlays, the survey and any lender valuation. They vary too much for a single range to be reliable.
Building. The aggregate estimator works from your geometry, density, waste allowance and order constraints. It is not an engineering safety check or a full building quote.
Holding costs. Allow for energy, insurance, annual Local Property Tax (based on property valuation and the applicable council adjustment), management and repairs. Rental yield is calculated before tax and is not the same as the tax on rental income.
