Help to Buy for Dublin buyers: the national rules
There is no Dublin-only Help to Buy and no separate Dublin calculator. Revenue's scheme is national, so a Dublin buyer uses the same rules and the same tool as anyone else in Ireland. This page explains what those rules are and what to check.
What the Count.ie calculator applies
| Rule | Applied value |
|---|---|
| Refund cap, qualifying date to 6 October 2026 | €30,000 |
| Refund cap, 7 October 2026 to 31 December 2029 | €35,000 |
| Share of property value | Up to 10% |
| Eligible tax | Income Tax and DIRT, four prior years, net of refunds |
| Property value limit | €500,000 |
| Qualifying finance | At least 70% of value |
The refund is the lowest of the date cap, 10% of value and your eligible tax. The two caps shown were measured from the calculator's own engine when this page was built.
Why location is not an input
Location does not appear in the refund formula. In Dublin, as elsewhere, the property price matters only because the refund cannot exceed 10% of value and the property must be within the value limit. This page does not quote local house prices, mortgage offers or expected refunds, because Count.ie has no verified source for them here.
Limits
- The calculator supports qualifying dates from 23 July 2020 to 31 December 2029 and rejects dates outside that range.
- First-time-buyer status, a qualifying new home or self-build, lender requirements, residence and clawback conditions are decided by Revenue. The tool only estimates once you confirm them.
- First Home Scheme equity does not count towards the 70% qualifying finance test.
- The Mortgage calculator does not add the refund automatically; check your deposit figure separately.

Common questions
Is there a separate Help to Buy relief for Dublin?
No. Help to Buy is a national Revenue scheme. The same cap, ten per cent ceiling and value limit apply wherever the qualifying property is in Ireland.
Does the calculator ask for a county?
No, because location does not change the refund formula. It does ask for the property value, qualifying mortgage and the tax you paid.
Does a Dublin property price change my refund?
Only through the value: the refund cannot exceed 10% of it, and the calculator checks the €500,000 value limit.
