Sources checked .

Who it affects and when

Audience: Eligible tenants and jointly assessed couples paying qualifying rent.

Timing: The increased caps apply to the 2027 and 2028 tax years.

What was announced

New limits
The individual cap increases by €150 from €1,000 to €1,150. For jointly assessed couples it increases by €300 from €2,000 to €2,300.
Tax credit, not rent payment
A cap is the maximum Income Tax credit, not a guaranteed payment to every tenant. Qualifying rent, tenancy conditions and available Income Tax liability determine the claim.

Practical next steps

  1. Keep rent payment records and the details required for the Revenue claim.
  2. Check the qualifying tenancy and assessment conditions before using the maximum.
  3. Use the cap for the correct year; do not replace a 2026 claim with the announced 2027 limit.

Examples

Cap change
An individual who can use the full credit has up to €150 more relief under the announced limit. A person who cannot use the full credit does not automatically receive that increase.
