Assumptions
- Capital-and-interest repayments monthly throughout the full term. Each assumed interest rate stays unchanged for the whole loan.
- No fees, overpayments, payment breaks or later rate changes. Mathematical precision is retained internally; displayed amounts are rounded to cents.
- Scenarios use an 80% loan-to-value purchase, first-time owner-occupier buyer and €100,000 annual household income solely to populate the existing model.
Limitations
- The 3%, 4% and 5% rates are hypothetical comparison inputs, not lender quotes, market averages or offers.
- These are repayment illustrations, not a lending decision or evidence that a mortgage is available or affordable.
- Actual lenders may use different interest conventions and cashflow rounding. Insurance and purchase costs are separate.
- The calculator's cited Central Bank source checks concern lending measures, not a lender's approval of these repayment figures.
Method and sources
Monthly capital-and-interest amortisation is recalculated when the interest rate changes. Overpayments reduce the remaining balance.
